An hour per every 1000 square feet is the time allotted for the inspection. For example, if a house or building is 2000 square feet, Lloyd allows a minimum of two hours for the inspection, organizing the report and answering questions about his findings. If there are only a few problems then the inspection will not take that long. If there are many problems the inspection can take the fully allotted time. Lloyd says, he does not nit pick nor does he gloss over anything. He says, “my report is true to the property”.
Exceeding ASHI standards, the 15 page Matrix Advantage inspection report, including a Summary Page, for your convenience, is issued immediately at the end of the inspection. Photographs are taken when necessary and are provided by email.
The report covers the following:
RESIDENTIAL
Grounds – fences, retaining walls, driveways, sidewalks, patios, decks, steps, drainage
Exteriors and Substructure – foundation, porches, chimneys, walls, eaves
Roof – roofing material and condition, flashing, gutters, down spouts and vents; tile roofs are inspected from the ground or ladder and from inside in the attic; roofs made from other materials are “walked”- inspected from the roof itself and from inside the attic.
Interior – walls, windows, ceilings, floors, stairs, fireplaces, essential appliances and attic insulation
Plumbing – water supply lines, waste systems, vents, visible valves, toilets, sinks, tubs, showers, interior and exterior hose bibs, water heaters, disposers
Electrical – general service, main and sub panels, visible wiring, fixtures, fans, outlets, light switches
Heating/Air Conditioning – heating and cooling equipment, venting
Pool/Spa– heater, filter, pump, blower, electrical, visible leaks, decks, diving boards, fencing; pool or spa must be filled and cleaned for a complete inspection
COMMERCIAL
Commercial inspections cover the same elements as a residential inspection with additional attention to the roof, electrical, fire safety, grounds drainage, parking lot lighting and paving conditions.
Among a list of items excluded from inspections by NRS 645D, Lookin’ Good Inspections specifically calls your attention to areas not included: mold or other organic growing material, pest infestation and sprinkler systems.
In either a Residential or Commercial inspection, if evidence of a problem with any of the areas or systems inspected is observed, a further evaluation by an expert in the respective field will be recommended. If an issue is cosmetic or superficial a handyman maybe be suggested, but typically a licensed contractor is specified.
Nevada law does not allow a certified inspector to identify the exact nature of a malfunction nor does it allow a “guesstimate” of the costs of the repair.
